1. Buying conform our payment plan.

Since our project is now completed and apartments are ready to move in the following payment terms are applicable

   o        Stage 1: 90% of purchase price will be paid directly after signing the sale & purchase contract and keys will be given to the owner.

      o         Stage 2: 10% of purchase price will be paid on delivery of Title Deed.

 

2. Buying with Mortgages

         The Hill is eligible for off plan bank financing. Whereas for most projects in Turkey a mortgage can only be obtained for completed   properties, there are off plan mortgages available for The Hill  buyers from all nations. As a result of this, you are able to buy during the early stages of construction leaving you with a choice of the best apartments for lower prices.

        Garanti Bank Mortgage

All Buyers from EU countries and Norway can obtain a mortgage through the Garanti Bank in Turkey. 

Depending on the nationality of the buyer, different options are available from Garanti Bank (www.garantibank.com / www.garantimortgage.com ) with loan terms up to 20 years: 

 §          Citizens of EU Countries (including Norway ) can obtain 65% LTV

   o         Upon the decision to purchase a property, a down payment of 15 % (less the reservation fee) will be required when signing the final purchase contract.

       o         The developer applies for military permission to ensure that the non-Turkish national is buying property within permitted areas, i.e. those which do not constitute national forestry or are located close to military installations. After obtaining the military permission, the buyer will pay 20%. In case a buyer does not receive permission from the military, a complete refund except for the reservation fee will be made to the buyer.

      o         Garanti Bank will pay the remaining 65 % to the developer.

      o         After completion of the property, Koray Construction will obtain the habitation permit and the Freehold Title Deed (Kat Mülkiyeti Tapusu) will be transferred to the customer.

§          Citizens of Non-EU Countries can obtain 50% LTV

      o         Upon the decision to purchase a property, a down payment of 15 % (less the reservation fee) will be required when signing the final purchase contract.

      o         The developer applies for military permission to ensure that the non-Turkish national is buying property within permitted areas, i.e. those which do not constitute national forestry or are located close to military installations. After obtaining the military permission, the buyer will pay 35%. In case a buyer does not receive permission from the military, a complete refund except for the reservation fee will be made to the buyer.

      o         Garanti Bank will pay the remaining 50 % to the developer.

      o         After completion of the property, Koray Construction will obtain the habitation permit and the Freehold Title Deed (Kat Mülkiyeti Tapusu) will be transferred to the customer.

§          Turkish Citizens can obtain 75% LTV

     o         Upon the decision to purchase a property, a down payment of 25 % (less the reservation fee) will be required when signing the final purchase contract.

     o         Garanti Bank will pay the remaining 75 % to the developer.

     o           After completion of the property, Koray Construction will obtain the habitation permit and the Freehold Title Deed (Kat Mülkiyeti Tapusu) will be transferred to the customer.   

  

Buyers? Costs when buying property at The Hill

       1.   Title Deed Transfer tax: 3.3 % of property transaction value (sales value)
Half (1.65%) will be paid by the buyer and half (1.65%) will be paid by Koray
