Once the purchase is completed and delivered to the buyer, owners can treat the interior of their property as they wish for residential purposes after obtaining the Certificate of Occupancy (Ýskan) obtained. However, the exterior must retain the same architectural design and chosen colour scheme. |

| 6.Can I bring my own furniture from abroad? |
It is possible to do so but this is lengthy and costly process especially electrical goods which are heavily taxed on entry. Buying new furniture in Turkey may work out cheaper than transporting your own. We will offer furniture packages for the buyers. Buyers will be informed about this later. |

Turkey is becoming a larger focus for overseas residential investors with growth being reported at increasing levels. Capital appreciation estimate for Alanya City over the past five years has averaged 10 % to 20 % per annum. Please note that the average figures are estimates and that they may be subject to changes from one project to another in the region. |

No official figures are actually available to show the true rate of house price growth in Turkey, although a General Directorate of Land Registry has been established to monitor sales of all properties. The figures quoted for Turkey come from the agents selling the properties, so the only true indication of house price growth in the country would be a detailed analysis of prices for similar properties over a period of time. |

| 23.Can everybody purchase a property in Turkey? |
No, there must be both de jure and de facto reciprocity between Turkey and the nationality of the foreigner. This means that for real estate acquisition by a foreign country’s citizen in Turkey to be permissible, Turkish citizens must also have the right to acquire real estate in the aforementioned foreigner’s country, this right must be accepted by law and be practically applicable.

The total area of real estate acquisition and the limited real rights on real estates by a foreign real person in Turkey cannot exceed 25.000m² within the entire country. |

| 25.What are the tax implications for foreigners purchasing a property in Turkey?
|
In Turkey according to the current tax regulations, foreign citizens and Turkish citizens are no different in terms of taxes or levies to be charged. In Turkey, for the real estates, the following taxes or compulsory insurances are required; Inheritance and succession tax, VAT (if a commercial delivery takes place), Real estate tax, Personal income tax (based on rental income and capital gains), Real Estate Acquisition and Purchase Levy (at the time of purchase or sale), Stamp Duty, Environmental tax, Corporate tax (in case of a commercial transaction of a company), Earthquake insurance.

| 26.What are the running costs? |

Household bills – The cost of living in Turkey is lower than in
most European countries.
Facilities Management Fee - Depending on the project these fees
vary.
Property tax - 0,1% of the property value declared by the local
municipality (to be paid before the end of May each year).
Revaluation is conducted by the local government every five
years.
Insurance Expenses - The annual premium for insurances depends
on the values that have to be insured.
Public services - Waste/rubbish tax by the municipality amounts
to € 25,-.
Electricity - Consumer-rates per kWh up to 150 kWh are 11 cents. By
usage more than 150 kWh, rates are 17 cents. There are no
standing charges.
Water - Consumer rates per m3 are € 0,31 up to 20 m3. From 21 to
40 m3 rates are € 0,47. Monthly standing charges are € 8,75.

| 30.Do I need a visa to visit Turkey? |
|
Almost all foreign passport holders travelling to Turkey require a visa. Visas can be obtained at the port of entry in Turkey or from the Turkish Diplomatic Offices in your home country. It is advisable to have a minimum of six months validity on your passport from the date of your entry into Turkey. If you plan to stay longer than the duration of your visa, you can apply for a residence permit at the local authorities.

| 33.How far is the Hill from the airport? |
The closest airport to the Hill is the international Antalya airport which is 110 km away and around an hours drive. Most of the major airlines such as BA, KLM and the national carrier Turkish Airlines have regular flights to Antalya via Istanbul and you can also find direct charter flights from many European cities all year round. Flying time from Northern Europe to Antalya is about 4,5 hours.
From the airport you can continue your journey either by public transport, private transfer, taxi or rental car. YKS facilities management will provide chargeable pick-up services.
As a recent development; a new international airport in Gazipasa town just 30 minutes (drive time) east from Alanya city centre is planned to be fully operational by 2009 summer. |

The sandy beach is approximately 500 meters from the Hill, just a couple of minutes’ walk. |

Alanya offers both traditional Turkish culture as well as modern facilities. There are many international restaurants, fast-food chains, a dazzling nightlife, shopping centres, cinemas, a bowling alley and several sports facilities. All year round golf courses can be found in Belek, a one hour drive from Alanya. |

It is a 10 minute walk to the main road from where many public transport busses in the direction of Alanya and the centre of Konakli pass frequently. |

| 37.How is the medical care in Alanya? |
The medical care in Alanya is sufficient and available all year-round. There are 4 hospitals (one state and three private), 14 health centres and 2 dialysis centres. The private hospitals have mostly English speaking doctors and the treatments are generally covered by international insurance companies. |

| 38.Is the tap water drinkable? |
It is advised to drink bottled water. This is readily available and very cheap to buy. |

| 39.Are pets allowed? |
Yes, pets are allowed but under certain conditions. Dogs must be kept on a lead at all times and more aggressive breeds (e.g. Doberman and Pit-bull dogs) are not allowed. |

| 40.Can I bring my own pet from abroad? |
Yes, it is possible to bring pets in the country as long as they have a passport. However, on returning to your home country, the pet may be subject to quarantine laws. |

Turkey is a very safe country with a relatively low crime rate. |

There is a lot to see and to do. There are three museums (Alanya Museum, Ataturk House and the Red Tower), two natural dripping stone caves (Damlatas and Dim Cave) and you should not miss out on the castle and its amazing views.
During the summer it is nice to cool off in one of the restaurants along the Dimcay River.
Outside Alanya you can find the well preserved Aspendos Theatre, several waterfalls, archaeological sites and of course the impressive Taurus Mountains. |
